Rental criteria

Thank you for your interest in our community. Applications are evaluated through a consistent, fair process to determine eligibility based on the criteria below.

Application & Identification

Each person 18 or older must complete an application and provide a valid government-issued photo ID. Applicants under 18 must provide proof of legal emancipation. Where applicable, applicants must also be accepted or enrolled and in good standing with the college or university to qualify for residency.

Occupancy

Occupancy is based on the number of designated sleeping areas (beds) within the apartment. The general standard is one person per bed. In studio and one-bedroom, one-bathroom apartments, a maximum of two (2) occupants may share a single bed. This allowance does not permit additional beds, sleeping areas, or occupants. Apartment furnishings, room configurations, and designated sleeping arrangements may not be altered. All occupants age 18 or older must be approved applicants and are jointly and severally responsible under the Lease Contract.

Rental History

Applicants must have a positive rental record with on-time payments, no lease defaults or damages, and no evictions in the past five years.

Screening and Verification Process

Applications are processed through a third-party screening company to provide an objective evaluation of:

  • Credit History – payment records, debts, and housing judgments.
  • Criminal Background Check – based on nature, number, severity, and timing of offenses.
  • Income Verification – confirming documentation matches stated income.
  • Fraud Detection – identifying falsified documents such as pay stubs or bank statements.
  • Identity Verification – validating government-issued photo ID.

 

If denied or approved with conditions, applicants receive an adverse action notice with information on how to dispute the decision and contact the screening company or consumer reporting agencies. Applicants will be notified of their application status as soon as the screening process is complete, typically within three business days. RISE Residential and its affiliates are not responsible for inaccuracies from third-party reporting agencies.

Income Requirements, Guarantors, and Guarantor Waiver Program

Guarantors are required in student housing communities unless the applicant can self-qualify for credit.

Self-qualifying applicants must have a verifiable gross monthly income of 3 times the monthly rent to be fully approved.

Self-qualifying applicants with income below 3 times the monthly rent may be approved with conditions, requiring either a qualifying guarantor or enrollment in the Guarantor Waiver Program.

Guarantors:

  • Allowed for income qualification only, not credit.
  • Must reside in the U.S., meet all screening criteria independently, and have verifiable gross monthly income of 4 times the monthly rent.
  • Guarantors are jointly and severally responsible for the lease and must sign a Guaranty Addendum.

Guarantor Waiver Program:

  • Applicants who cannot provide a qualifying guarantor may enroll in the Guarantor Waiver Program.
  • The fee is $33 per month, non-refundable, and considered additional rent.
  • Enrollment fulfills the conditional approval requirement but does not reduce the resident’s financial responsibility for paying rent or returning the apartment in good condition.

 

Proof of Income:

Proof of income must reflect direct income to the applicant.

  • Paystubs: The most recent six consecutive weeks showing year-to-date earnings.
  • Employment Offer Letter: For employment starting within 30 days; must include company name/logo, business address, phone, salary, and company domain email. Employer must be verifiable via website and phone.
  • Self-Employment/Variable Income: Prior year tax return plus last three months of bank statements showing consistent deposits.
  • Other Sources (e.g., pensions, Social Security, child support): Official documentation plus three months of bank statements showing matching deposits.

If the applicant is unemployed and does not have a verifiable monthly income, bank statements must show a balance of at least 3 times the rental obligation for the entire lease term.

If income cannot be verified or employer cannot be independently confirmed, the application is incomplete and may be denied. Providing falsified or altered documents will result in automatic denial or termination of the lease.

Unit/Roommate Assignment

Roommate assignments and move-in dates are based on availability after current residents renew and when the Lease Contract is fully executed (all fees paid, applications approved, and lease signed). Management may lease vacant bedrooms in your assigned apartment without your consent, and roommate compatibility cannot be guaranteed.

Non-U.S. Citizens

Applicants must provide valid USCIS documentation, such as Form I-551, Form I-766, or Form I-94, plus a Passport or Visa. Foreign students with an F-1 visa must provide an I-20 and verify their current enrollment at a U.S. school.

Pets

A maximum of two pets per apartment, with a limit of one pet per lease, subject to breed/weight limits. A non-refundable one-time pet fee (per pet) and a monthly pet rent (per pet) apply. Inquire for details.

Administrative Fee

The administrative fee is refundable only if the application is denied or canceled within 72 hours of the approval notice. Application fees are non-refundable.

Acknowledgment

By applying, you confirm that all information is true and accurate. Misrepresentation is grounds for denying or canceling the lease. I acknowledge that I have submitted this application and paid the applicable fees to hold the requested apartment home until the verification process is complete and final approval is received.

If my application is denied, I acknowledge that I can request an appeal, correct incorrect information received from a third party, or present information regarding mitigating circumstances for consideration. Applicants with disabilities may request reasonable accommodations or modifications under the Fair Housing Act, including from this selection or rental criteria.
